CCI North Alberta Pleased to Support Needed Condominium Act Reforms

The Canadian Condominium Institute, North Alberta Chapter (CCINA), is pleased to stand in support of Bill 30, The Service Alberta Statutes Amendment Act, 2024, introduced today in Alberta’s legislature.

The amendments to the Condominium Property Act included in this bill will increase consumer protection and improve the condominium industry, positively impacting the lives of condominium owners and board members.

This bill contains many needed changes. Most importantly, it formally establishes a path for the creation of a condominium dispute resolution tribunal, allowing for speedier and more cost-effective resolution of disputes for owners and boards while freeing up space in Alberta’s court system.

Another reform and critical piece of consumer protection that is strongly supported by our members is the requirement for a technical audit on new condominium construction. This will give purchasers of new condo-builds the confidence that developer deficiencies won’t result in significant, unexpected bills – something that is all too common today.

These changes represent over a decade of work by CCINA, our members, and our advocacy team working on behalf of the nearly 500,000 Albertans who reside in condominiums to bring forward programs and reforms critical to condo owners and the condominium industry at large.

CCI NA applauds the addition of legislative protection for volunteer condominium board members acting in good faith, similar to protections offered to other volunteers in the non-profit sector.

This bill also provides much-needed clarifications regarding voting, chargebacks and collection of insurance deductibles.
